A fly ash brick unit mixes fly ash from a thermal power plant with sand or stone dust, cement and water in a pan mixer, presses the mix into bricks on a hydraulic machine, and cures the bricks with water for two to three weeks. No kiln or firing is needed. Builders use these bricks because they are uniform and need less plaster, and government projects near power plants are required to use ash-based products. It suits someone with open land near both an ash source and construction activity. Profit depends on transport distances and on running the plant steadily. The hard parts are heavy working capital in curing stock and builder credit, slow monsoon sales, and price competition from clay bricks and AAC blocks.

Skills needed: Mix-proportion control, machine maintenance, labour management and selling to contractors and builders.

Licences and registrations

Pollution control consent (to establish and operate)

mandatory

When: Before you build and before you start · Cost: Varies by state and investment

Check the category and fees with your State Pollution Control Board. Ash handling needs dust control.

Udyam registration

recommended

When: Before applying for a loan · Cost: Free

Apply only on udyamregistration.gov.in.

GST registration

if applicable

When: When turnover crosses the registration limit; builders usually want tax invoices · Cost: Free

Bricks have a special GST scheme and their own registration limit. Confirm the rate and the option that suits you with a CA.

Land-use permission (non-agricultural use)

if applicable

When: Before building on agricultural land · Cost: Varies by state

Factory / labour registrations

if applicable

When: As worker numbers and state rules require · Cost: Varies by state

BIS certification (IS 12894)

recommended

When: For government and large-builder supply · Cost: Varies

How it works

  1. Weigh fly ash, sand or stone dust, cement and water by a fixed recipe.
  2. Mix in the pan mixer until uniform.
  3. Convey to the press; mould bricks under hydraulic pressure onto pallets.
  4. Leave on pallets for a day or two, then stack.
  5. Cure with water for two to three weeks.
  6. Test samples for strength, then load and deliver.

Loan route

Mudra loan (Tarun Plus)

Own money ₹2 lakh · Loan ₹18 lakh · EMI ≈ ₹41,970

No collateral, no subsidy. Only if you have taken and fully repaid an earlier Tarun loan.

How Mudra works

PMEGP (new units)

Subsidy ₹3 lakh (general, urban) to ₹7 lakh (special category, rural). EMI ≈ ₹34,975–₹27,980.

Own money 5–10%. Applicant must be at least 8th pass for this project size. Subsidy is held as a 3-year deposit, then adjusted against the loan.

How PMEGP works

Assumes 10.5% interest, 5 years including a 6-month moratorium. PMEGP was approved up to FY 2025-26. Check on the KVIC PMEGP portal that applications are open before you plan around the subsidy.

No collateral and no third-party guarantee (covered by the Credit Guarantee Fund for Micro Units).

Who buys and how to sell

Buyers

  • Building contractors and local builders
  • Individual house builders
  • Government and public-works contractors
  • Building-material traders

Ways to sell

  • Direct visits to construction sites and contractors
  • Tie-ups with building-material suppliers and transporters
  • Sample bricks with a strength-test report

Season: Construction slows in the monsoon, so sales dip from June to September; curing is easier but stock builds up.

Competition: Clay bricks, AAC blocks and other fly ash units. Buyers compare delivered price per brick, strength and breakage.

Risks and how to handle them

Ash supply is distant or irregular, so transport eats the margin

Confirm an ash allotment or supplier and the hauling cost before choosing the site.

Weak bricks from poor mix or short curing bring rejections

Fix the recipe by weight, cure for the full period and test each lot.

Builders delay payment

Take part payment on delivery, set credit limits per buyer and supply individual house builders for cash.

Cement price rises

Review rates monthly and test lime-gypsum mixes with a lab if they are cheaper in your area.

Tips from the trade

  • The site matters most: every kilometre from the ash source and from buyers costs money on each load.
  • Keep a strength-test report from a recognised lab to show buyers.
  • Paver blocks can be made with added moulds for extra sales.

Questions people ask

Is fly ash free?+

Power plants have been directed to make ash available to brick makers, often free at the plant, but you pay for loading and transport, and rules and availability differ by plant. Confirm locally before investing.

How long before a brick can be sold?+

Usually two to three weeks of water curing after pressing. That is why the unit needs a large yard and money for stock.

How much investment is needed to start a fly ash brick making business?+

About ₹20 lakh for a small unit: ₹12.9 lakh for machinery and equipment, ₹1.65 lakh for set-up costs and ₹5.45 lakh as working capital (stock, credit to buyers and one month of expenses). Prices as of October 2026.

How much profit can a fly ash brick making business make per month?+

At 55% of capacity, sales are about ₹4.95 lakh a month and operating profit about ₹82,350 before the loan instalment. After an EMI of about ₹41,970, the owner keeps about ₹40,380 a month until the loan is repaid. These are estimates; your prices, rent and sales decide the real figure.

Which machines are needed for fly ash brick making?+

Semi-automatic hydraulic fly ash brick machine with pan mixer and conveyor (₹3.5 lakh–₹12.5 lakh).

Can I get a Mudra loan or PMEGP subsidy for fly ash brick making?+

With a project cost of about ₹20 lakh, the bank loan of about ₹18 lakh falls under Mudra Tarun Plus. Mudra has no subsidy. As a new unit you may instead apply under PMEGP, where the subsidy is 15–35% of the project cost (up to about ₹7 lakh here for a special-category applicant in a rural area). PMEGP was approved up to FY 2025-26. Check on the KVIC PMEGP portal that applications are open before you plan around the subsidy.

What licences are required for fly ash brick making?+

Mandatory: Pollution control consent (to establish and operate). Depending on your set-up you may also need: Udyam registration, GST registration, Land-use permission (non-agricultural use), Factory / labour registrations, BIS certification (IS 12894).
